Sellers often ask how quickly a property can be listed. The honest answer is that it can be listed within days and marketed properly within weeks, and the difference between those two timelines usually shows up in the result.
Weeks one and two: information
Survey, floor plans, permit history, association documents where applicable, and any warranties are gathered first. Buyers and their counsel will ask for all of it, and assembling it early prevents a contract from stalling later. This is also when unresolved permits surface, which is far better than discovering them during a buyer’s inspection.
Weeks two and three: presentation
Preparation work is prioritised by what a buyer will notice. Paint, landscaping, lighting, and the removal of excess furniture typically change perception more than any structural improvement of comparable cost. Staging is a judgement call and depends on whether the property is occupied.
Week three or four: media
Photography, video, and floor plans are produced once the property is ready, not before. Light matters: exteriors are usually shot at one specific time of day, which means scheduling around the property rather than around convenience.
Launch
A property gets one first impression. Bringing it to market with complete media, complete documentation, and a considered price is the whole purpose of the preceding weeks.
